Price every interior partition wall in Building 1 of a five-story office building being converted to apartments in Phoenix, on Xtrata's panel wall system, and hand the owner one number.

Converting a roughly $10 million office campus one building at a time, with the plan set in city plan check, a second building already in design, and a bid wanted in about a month.

Problem

A number anchored to the measured wall rather than to a unit count about to change, a rate the campus could reuse, and a check that would catch the differences between buildings before they became change orders.

What we did

Price the rate and treat each building as a measurement: hold the price when the owner's count moved, lock the Building 1 metrics as the campus standard, and re-measure every new building before the standard touches it.

Result

The partition package on Building 1, verbally approved and in plan check; Building 2's plan set arrived September 15 and its first estimate went out that afternoon.
